Searching Step by step

properties for sale. Once you have determined the
general area where you would like to buy; and once
you have decided on what you would like to buy (land,
lot or house) Ocean views? mauntain views? or a small
house in town?. It's time to see what the various
realtors have to offer in your price range.

has to bring you a ¨Multiple Listing Service¨,
directly with property owners from the area, providing
a large array of safe properties to choose.

The non obvious issues
Can the owner legally sell the property?
Is the indicated property size, really the actual size
of the property to be sold? Can I cut those trees to
open up the ocean views?The property is steep, can I
build without risks? There seems to be water on the
lot, but is it still available in the dry season? Where
can I shape an extra building pad? Do I need a permit
for that? Can I subdivide the property and what would
be involved? What does it cost to improve the road to
this property? Etc, etc
Negotiating the Property Purchase

Rica is much like anywhere else. An offer (with or without
contengencies) is made end is either accepted or re-negotiated.
Once price and general terms are acceptable to both
seller and buyer it is time to involve your attorney
in constracting an option contract.
Closing the deal
In between the signing of a Buy/Sell
and/or option contract and the active closing, a number
of issues must be addressed. Such as seller obligations:
providing electricity, water, right of way, past due,
property taxes, etc. Frequently part of the selling
price will be placed in escrow until such obligations
have been fulfilled.
After signing the deed, you can always consult ABC in
